As a development of its activities and its strategy in creating value, Patrimoni Group has acquired two new assets located in Paris and in Boulogne-Billancourt :

  • An office use hôtel particulier located 38 rue du Colisée in the 8th arrondissement of Paris,
  • An office use building located 39 rue de la Belle Feuille in Boulogne-Billancourt.

Those acquisitions have been made by mutual agreement within private investors respectively represented by the companies Alex Bolton Partners and Transakstone.

Both totally leased with short-term lease ends, those assets will be subject to full restructuring and /or transforming in order to valorise them.

In these deals, the buyer was represented by the notarial office Uguen / Vidalenc & Associés.

2016, December

Patrimoni Group sold two office buildings located in the heart of Paris to a corporate investor :

  • 15-17 rue de Bucarest 75008, purchased in 2015 from an insurance company , which has been subject to a full restructuration with the creation of a height extension.
  • 9 rue Victor Massé 75009, purchased from a portfolio in 2014 from a foreign company and recently vacant; it will be part of a renovation program.

Groupe Patrimoni will supervise the development project as Project Manager.

For this OTC sale, the buyer was represented by Etude Dauchez, Deneuville & Vallée, the seller by Etude 14 Pyramide.

2016, November

Patrimoni Group is happy to confirm its successful expansion to New York as operator and investor through its Patrimoni NY LLC branch by completing a first sale transaction after revalorisation of an asset located 2610 Third Avenue in the South Bronx.
The whole property, with approximately 1.000 m² of office use, had been purchased in 2014 and fully renovated.
For this transaction, the seller was represented by Tamerlain Realty Corp.

Patrimoni Group purchased a 1200 m² office building and 18 off site parking spaces, located at 98 rue du Château in Boulogne-Billancourt, from a private investor represented by the company Cleaveland.
Partially occupied by three tenants, it will be renovated for revalorisation.
In this transaction, the sole agent was Savills. The purchaser was represented by étude Uguen / Vidalenc & Associés, the seller by Etude 14 Pyramides.

Patrimoni Group purchased a 2 400 m² office building with 60 parking spaces, located 46-48 rue Lauriston in the 16th arrondissement of Paris, from the ‘Fondation Suisse d’Investissement Immobilier à l’Etranger (AFIAA)’.
Partially occupied, it will be restructurated before being fully rented.
The sole agent in this transaction was Savills. The purchaser was represented by Etude Uguen / Vidalenc & Associés, the seller was represented by C&C Notaires.

2015, December

Patrimoni Group sold a landmark building located 173-175 rue du Faubourg Poissonnière in the 9th arrondissement of Paris, to ANB Capital.
The property complex represents 700 m² of office use, a 500 m² garden and 5 underground parking spaces, and is entirely occupied by the music production company ‘’Because Music’’. It was part of a portfolio purchased from a corporation.
During that transaction, the buyer was represented by Wargny Lelong & Associés notaires, the seller by Uguen / Vidalenc & Associés notaires. CBRE Capital Markets intervened on behalf of the two parties.

2015, June

Election of Yvon Rimbert to the newly created position of Program and Valorisation Director. He will be in charge of the realisation of the projects’ follow up for new construction and asset restructuration.

About Yvon Rimbert :
Engineer with a DESS Construction, Structures and Methods of the ENS Cachan, which he completed with a MBA at the IAE, Yvon Rimbert held positions at Bureau Veritas (Control and Certification) as a Chargé d’Affaires for five years then as Manager within the national developper NEXITY APOLLONIA for ten years (Responsible for Technical Studies, Project Manager and finally Operational Director).

Patrimoni SCA sold a building located at 98 boulevard Sébastopol in the 3rd District of Paris, to the Wajsbrot Group.
The property represents an approximate surface for office, residential and retail of 2 500 m², which is home to the original store of the Roche Bobois brand.
Purchased in 2011, it has received major restructuring, including the creation of new retail and residential spaces, resulting in a substantial increase in rental income. It is occupied, as of today, by long term tenants.
In that transaction, the buyer was represented by Catella Residential and Tourrand-Hemmer notaires, the seller was represented by Etude 14 Pyramides.

2014, November

Patrimoni SCA sold a property located at 48 rue du Château d’Eau in the 10th arrondissement in Paris to the Groupe Chevrillon.
The office building of approximately 1 400 m² is divided between a ground floor, an elevated floor, and 2 stories.
The property is subject to full restructuring and a high end renovation for BETC (Havas Group), whose teams have had tenancy since 2005.
In this transaction, the buyer was represented by Catella and Etude Michelez et Associés, the seller represented by Etude Bruno Bédaride.

Patrimoni SCA sold the property located at 21 rue de Choiseul in the 2nd arrondissement of Paris to Résopharma, which will install its headquarters there.
The building consists of 1 000 m², including a ground floor, 5 stories, and a basement used for parking.
The property underwent renovation for the front and rear facade and a full interior rehabilitation.
For this transaction, the buyer was represented by DTZ and Etude Périnne-Lapasse-Vachon-Brault, the seller was represented by BNP Paribas Real Estate and Etude 14 Pyramides.

Graduated from ESCP Europe in 2004, Vincent Brunswick was successively Associate for the real estate funds managed by Morgan Stanley (MSREF), Strategy Director at Compagnie la Lucette, a real estate branch of Morgan Stanley in France, and Investments and Strategy Director at Icade Foncière Tertiaire.
